Simpson House Inn is a Victorian hotel in Santa Barbara, set among landscaped grounds and just a short walk from historic downtown. Built in 1874, it places you within easy reach of Arlington Theatre and the city parks nearby, with the pace shifting from tree-lined streets outside to a quieter, more layered stay once you return. It feels rooted in the city’s older architecture, with the convenience of being close to the places you are likely to spend time on foot. Guests also have access to free bikes, which makes it easy to move around the area at an unhurried pace. The location works well if you want a stay that keeps Santa Barbara’s central blocks close at hand without losing a sense of calm. Guest rooms are individually styled, with hardwood floors, Victorian decor, a flat-screen cable TV, a DVD player, a coffee maker, a work desk, and free Wi-Fi. Bathrobes, slippers, and bath amenities are provided, and some spaces open onto a balcony or terrace where available. The result is a stay that feels considered and comfortable, with practical details that support both short visits and longer ones. Shared amenities add to the rhythm of the property. Breakfast is prepared by a gourmet chef and can be enjoyed in your room or on the grounds, while afternoon refreshments and an appetizer buffet are served daily. Evening wine tastings bring a relaxed close to the day, and parking, laundry, wheelchair accessible features, air conditioning, and security amenities support the stay behind the scenes. At Simpson House Inn, the experience is less about spectacle than ease, with historic character, central access, and a measured pace that stays with you after you leave.

Positive: The gardens are lovely, and the staff was warm and hospitable throughout my stay. My Victorian room was quaint and authentic.
Negative: I found the breakfast and tea offerings quite mediocre. My Victorian room though quaint and authentic, was not so comfortable. The old bedstead creaked with every move and the dainty lace curtains and thin blinds did not keep out the daylight. The old clawfoot bathtub was worn down to the cast-iron and was difficult to maneuver in and out of. I rate it a 10 for vintage charm, but more like a five for contemporary comfort. I also did not appreciate the $65 amenities charge! For what? Wi-Fi or the so-called included breakfast?
Summary: Vintage charm in a lovely garden setting but lacking in modern comfort for the price.

Positive: We loved our newly remodeled room and bathroom, luxurious linens, robes and slippers and all the extra details. We enjoyed delicious breakfasts on the porch, tea time, cookies, turn down service and personalized welcome. They even gave us a gift at departure. Olivia met us in the driveway and showed us around. The rest of the staff (e.g. Lena, David) were friendly, congratulated us on our daughters graduation, and served a made to order breakfast with homemade pastries.
Negative: We were in the Katherine McCormick room, which had stained glass windows without coverings, so the hall light and early morning light were too bright.

This is special retreat within Santa Barbara. We had a wonderful stay here, we loved the green lush grounds, warm and friendly staff and comfortable rooms with all amenities.
They do fantastic breakfast too - the staff go all out to make you feel welcome and happy during your stay. We also loved reading our books on the verandah balcony and within the grounds with freshly baked cookies and lemonade/ iced tea every late afternoon!
We hope to return soon to this tranquil beautiful gem in Santa Barbara. Thank you for making our time here so special and magical!
Summary: Quiet, tranquil and friendly inn!

Positive:
Very clean. Very quiet. Friendly staff. Nice people.
Negative:
My only suggestion is to label the cookies and food served on the buffet according to type or content, due to the possibility of food allergies.
Summary: Excellent…we will be back👍
